Key Rental Property Metrics Explained
1. Net Operating Income (NOI)
NOI is your total property income minus all operating expenses (vacancy, taxes, insurance, management, maintenance, CapEx). Crucially, NOI does not include your mortgage payment (Principal and Interest). It shows how much money the property generates purely from operations.
2. Monthly Cash Flow
Cash flow is the lifeblood of real estate investing. It's the amount of money left over every month after all expenses and the mortgage payment are made. Formula: Cash Flow = Monthly NOI - Monthly Mortgage Payment.
3. Capitalization Rate (Cap Rate)
Cap Rate helps you compare the profitability of different properties regardless of how they are financed. It assumes you bought the property entirely with cash. Formula: Cap Rate = (Annual NOI / Purchase Price) x 100. A "good" Cap Rate typically ranges from 5% to 10% depending on the market and property class.
4. Cash-on-Cash Return (CoC)

Estimating Operating Expenses (The 50% Rule)
If you don't have exact numbers for maintenance, CapEx, and management, a common rule of thumb is the "50% Rule." It estimates that total operating expenses (excluding mortgage) will equal roughly 50% of your gross monthly rent over the life of the investment.
